A brief outline of some of our recent major projects:

Tanby Heights Estate – Tanby

Tanby Heights, located 30 minutes drive to Rockhampton, between Yeppoon and Emu Park, is a unique, fully serviced, large residential community that has become one of the most successful residential developments on the Capricorn Coast. Stage 1 has been completely sold out with Stage 2 now being released and with over 4000m2 of land per allotment; Tanby Heights is ripe for investment. GSPC performs a project management role in this development and continues to execute all aspects of surveying and planning.

Highland Estate – Biloela

Located in Biloela, a region rich in farming, grazing and mining, Highland Estate is the only master planned community in the area offering completed house and land packages ready to rent from $330,000. Lots in the estate range from 450m2 to 2000m2 and it is this varied size range, coupled with its prime location in close proximity to the town centre, full underground services and high speed internet, that makes Highland a very attractive choice for investment. 

Highland Estate was formed after the merger of two existing housing estates in the area and GSPC played a project management role in both of these developments and continues to do so, whilst performing all aspects of surveying and planning.

Highland Central – Emerald

Emerald, 270km west of Rockhampton, is a service town for a large number of industries in the area. Located in the heart of Queensland’s mining boom, there are extensive coal mining operations carried out in the district, as well as the production and processing of cotton and many other agricultural activities. With Emerald’s population increasing at a steady growth rate, projected to exceed 55,000 people by 2016, there is an increasing demand for commercial development in order to provide retail services to the population.

GSPC has been engaged to provide planning services in the development of the ‘Highland Central’ commercial complex. Situated between Emerald’s town centre and airport, Highland Central is perfectly poised to allow local businesses and residents direct access to goods and services, as opposed to having to travel to other major regional areas. With one building comprising of 6,220m2 of floor space and another comprising of 2,400m2, Highland Central offers a staggering 8,620m2 of commercial floor space together with 220 car parks, the majority of which are undercover. The design of the development optimises the massive retail frontage that is available and provides excellent visual exposure for prospective companies.

Commercial and Residential Complex – Middlemount

Middlemount is a mining town in Central Queensland, 2.5 hours driving distance from the major regional centres of Mackay to the north-east and Rockhampton to the south-east. The town services two Anglo American run coal mines, Foxleigh and German Creek, and as such much of the development in the area is targeted towards mine workers.

GSPC was engaged to attain Council Approval for a Commercial Complex and Multi Dwelling and was successful in receiving this Approval. The development includes a licensed restaurant, beauty salon, gym centre, retail shops and 10 multiple dwellings – constituting a comprehensive serviced community. The commercial premises are already operating and as there is existing Council Approval, the dwelling development is ready to move directly into the construction phase.

Caravan Park – Burua near Gladstone

Burua is a locality in Queensland located just 14km south-west of Gladstone. Gladstone has continuously been identified by market experts as a top investment location due to its extensive resource industry that drives population growth through job availability. With continuous growth in the resource industry, specifically the mammoth CSG-LNG pipeline project, a need for accommodation has been identified in the Gladstone region.

GSPC has been engaged by Auro Pty Ltd to obtain Council Approval for a proposed caravan & holiday village. This massive accommodation village will provide 436 powered sites, 10 drive-through sites and 45 cabins, as well as camp kitchen/amenities, a restaurant with parking, a front office/kiosk and wash pad facility.

Calliope Vista Estate – Calliope

Calliope is a town in Central Queensland located 22km south of Gladstone. Gladstone has continuously been identified by market experts as a top investment location due to its extensive resource industry that drives population growth through job availability. With continuous growth in the resource industry, specifically the mammoth CSG-LNG pipeline project, a need for accommodation has been identified in the Gladstone region.

GSPC has been engaged to undertake surveying and planning works for the Calliope Vista Estate. With its close proximity to Calliope State School and local shops, Calliope Vista Estate offers the best in residential living that Calliope has to offer. With large allotments ranging in size from 969m2 to 1,011m2, this estate is an excellent avenue for investment or to build your dream home. 

Motel – Sapphire

Sapphire is a town in Central Queensland, located 54km west of Emerald and 324km west of Rockhampton. Situated in a region known famously as the Gemfields, there are extensive sapphire mining operations in the region, as the name suggests. In addition to the sapphire mining operations, Sapphire is located central to various other mines in the Queensland mining boom region.

Due to its proximity to mining areas and the increased demand for accommodation for mine related workers, a need for an accommodation providing service was identified in the Sapphire locality. GSPC was engaged to attain Council Approval for such a service and was successful in this regard. The existing Approval is for an accommodation building consisting of 16 one bedroom units, 1 two bedroom unit and a reception & caretaker’s residence. 

Holiday Village – Kinka Beach

Kinka Beach is a coastal settlement on the Capricorn Coast, located 6km north of Emu Park and 17km south of Yeppoon. Due to the Capricorn Coast’s close proximity to mining towns in Central Queensland (being the major coastal area near the mining towns) and the continuously rising levels of international and local/national tourists, the demand for accommodation in the region has remained strong.

GSPC was engaged to obtain Council Approval for Holiday Accommodation in Kinka Beach and has been successful in this regard. The existing Council Approve is for an accommodation village consisting of accommodation units, caretaker’s residence and a catering shop.

Equestrian facility – Bungundarra near Yeppoon

GSPC was engaged to undertake planning services for a proposed ‘Equestrian Community’ in Bungundarra. Located 13km north-west of Yeppoon, Bungundarra is just a 10 minute drive from the town centre and some of the Capricorn Coast’s best beaches.

A well established concept in the US and Europe, an Equestrian Community is a planned real estate development where people may live with their horses on their property or at a facility within the development, with shared facilities for riding. There is a strong horse following in the Capricorn Coast region and currently there are no major indoor or outdoor competing arenas in the area to service the demand coming from this following. Combined with the fact that other existing facilities in Queensland are hampered by long waiting lists, it is evident that there is great demand for such a development in the area. 

Quarries – Westwood and Dululu

Westwood and Dululu are small rural towns located south-west of Rockhampton; with Westwood being about 50 kilometres from Rockhampton and Dululu 70 kilometres. Agriculture is the main industry of the Westwood and Dululu regions; however, significant deposits of quarry material have been identified in the area. With close proximity to Rockhampton and mining towns in the Central/Western Queensland region, quarries in this region are well placed to supply materials to a variety of consumers. GSPC has been engaged to provide planning services to secure permits for three quarry projects in the region.

Industrial/Commercial, Tourist & Residential Estate – Duaringa

Duaringa is a town in Central Queensland, located 112km west of Rockhampton and 159km east of Emerald. Known as a rural agricultural area, Duaringa’s central location to the Capricorn Coast and mining & other industry areas in Western Queensland renders the town perfectly poised to expand and become an integral service town.

GSPC has been engaged to undertake a project management role and provide all surveying and planning services in order to facilitate the development of an Industrial/Commercial, Tourist and Residential development on a massive block of land on the eastern approach into Duaringa.

Industrial Estate – Kabra

Kabra is a rural locality in the Rockhampton Region, 19km south-west of Rockhampton and 8.5km south-west of Gracemere. The township of Kabra is located on the Capricorn Highway – the main road link between Rockhampton and Western Queensland. Kabra and the south-western portion of Gracemere are established industrial areas and are continuing to expand.

GSPC was engaged to undertake a project management role and provide surveying and planning services for the proposed development of an Industrial Estate in Kabra. Currently, Approval has been received from Council for a ‘vehicle depot’ and ‘house’ (which can be used as manager’s residence); however, application is being made to Council to have this changed to an Approval for Medium Impact Industrial Use.

Tavern – Emu Park

Emu Park is a coastal community on the Capricorn Coast, located 23km south-east of Yeppoon and 45km north-west of Rockhampton. With its large beaches, famous singing ship monument and close proximity to the Keppel Islands, Emu Park is a popular tourist destination having won many tourism awards. Due to a range of residential and retail development on the Capricorn Coast, the demand for further commercial development has increased.

GSPC was engaged to provide surveying and planning services to attain Council Approval for a restaurant and caretaker’s residence in Emu Park and was successful in receiving this Approval. The Approval is for a restaurant on the lower floor, complete with car parking, and a caretaker’s residence on the upper floor with four bedrooms and two bathrooms.

Caravan Park and Industrial/Commercial Subdivision – Jericho

Jericho is a small town in Central Western Queensland, 494km west of Rockhampton and 224km west of Emerald. Jericho is located on the western end of the Capricorn Highway – the main road linking Central Western Queensland to Rockhampton and as such is in a prime position to service the mining areas in Queensland.

GSPC was engaged to provide planning services for a proposed Commercial/Industrial and Rural Residential development and also the possible development of a Caravan Park. While no application has been formally submitted to Council, proposal plans have made prepared for this development and with prospective new mining operations and expansions in Queensland this project has great potential.   

Rural Residential Development – Tanby

Tanby is a locality on the Capricorn Coast of Queensland, 10km north-west of Emu Park and 13km south of Yeppoon. Close proximity to the coast coupled with quick and easy access to Rockhampton has resulted in residential development being highly sought after in the Tanby area.

GSPC was engaged to provide surveying and planning services for the prospective development of six (6) rural lots in an area of Tanby adjacent to the highly successful Tanby Heights Estate; and Council Approval has been attained for this development.
